An historic building originally constructed in the late 1800s of 4 wythe brick loadbearding walls, timber second floor and timber roof. The building had damages from wood rot, mortar degradation, and modifications. The building was reinforced and restored to conformance with the Florida Building Code.

The Imogene Theater RenovationsMilton, FL

The Imogene Theater building, built in 1912, is located in historical downtown of Milton FL. The building is constructed of heavy timbers, reinforced concrete beams and steel rod and timber roof trusses. The structure is supported by load bearing multi-wythe clay-brick masonry walls. The walls are an extension of a clay-brick bell-shaped footing. Such a foundation system was commonly used during that period of construction. Upper portions of the building in the area of the theater seating and loft balconies were damaged by fire. The fire damage was assessed by our firm and design solutions were implemented to restore the integrity of the building to near pre-fire conditions. In addition, the theatrical lighting system was upgraded and structural supports were added to the roof to support the systems. Many architectural improvements were made to the building and in 2011 restoration and remodeling efforts were completed. This project served to preserve the history and heritage of the town and serves today as a strong reminder that historic preservation can be a vital part of economic development and investment for current and future generations.

The building is a two story 22,200 sf historic building originally constructed in the late 1800s. The building will be restored to conformance with the Florida Building Code. The walls were constructed of 3 wythe (12"-14" thick) brick loadbearing walls. The second floor is framed with heavy timber girders supporting 2x12 joists.Roof framing is trusses and rafters. The building had damages from wood rot, mortar degradation, and modifications. Mortar was severely deteriorated to powder in some locations. Emergency repair work was performed to save a portion of wall that was in a state of collapse. The brick walls were was able to be reconstructed to meet ASCE 7-05 wind loads using the section properties of solid brick wall construction. Areas of degraded mortar were completely reconstructed in the original Flemish bond to tie the wythes together into a monolithic structural wall. Floors were tied the walls to provide diaphragm connections. Deteriorated joists at wall pockets were reinforced. Roof trusses were reinforced and tied to walls, designed to resist dead, live, and wind loads. Columns were removed from one portion to create a parking garage. Structural steel trusses were designed to clear span 65 feet to accommodate parking where first story columns were removed.

The second floor is framed with heavy timber girders supporting 2x12 joists. Roof framing consists of wood trusses and rafters. The building had damages from wood rot, mortar degradation, and modifications. The building was reinforced and restored to conformance with the Florida Building Code. The building was able to be reinforced to meet ASCE 7-05 wind loads using the section properties of solid brick wall construction. Mortar was severely deteriorated to powder in some locations. A 255 sf addition with balcony was added to rear, and a 450 sf balcony was added to the Palafox side of the street.

Buick Building RenovationMobile, Alabama

Built in 1926, this building is located in downtown Mobile and is listed on the National Register of Historic Places. This massive 2 story, 40,000 sf structure sat vacant for over a decade. 2015 brings an extensive renovation that will now allow the office space for a commercial construction company and an IT firm and leaving 19,000 sf to be marketed to other office areas and potential restaurants. As many sections of the original building as possible we’ve kept. The ramp that led up from the street to the second floor, where cars were serviced and the original metal that was used on the building's windows was restored. Structurally, the brick parapet had tilted severely due to corrosion and twisting of a 20 ft span steel I-Beam lintel. The parapets were strapped and kept in place by bracing the tops and bottom flanges of the I-Beam lintels. An elevator and entry lobby was added to the building.
